The agreed concept design maximises views across the Hudson River as far as possible, whilst retaining the existing zoning. Retaining the principal highway running parallel to the Hudson River (12th Avenue) and key access for users of the Center via the community area of 11th Avenue is the optimum approach in urban planning terms.
It also allows the design to incorporate a new area of open public space on the corner of 11th Avenue and West 40th Street which will help to draw people towards the waterfront and define the entrances to the river.
As well as maximising the use of the existing site and building, the concept design also represents the cost-effective approach in terms of resources and timescales, while delivering a state-of-the-art, fully functional international convention center of which the people of New York can be proud.
Like the silhouette of cruise ships appearing between Manhattan skyscrapers as they dock from their transatlantic voyage, the outline of the large roof will create an immediately identifiable public image of the project. It encompasses a series of different public spaces and functions.
Two plazas at the northern and southern ends of the site along 11th Avenue frame a covered and landscaped open space which will form the new public façade of the project. Along the northern edge of the site, West 40th Street will be widened to provide better access to the river and the ferry terminal.
In response to a challenging location at the edge of the Hudson River to the west, as well as a series of planned skyscrapers to the east, the Convention Center will step down from a high frontage in a series of terraces towards the river.
The project will aim to reach a Leadership in Energy and Environmental Design (LEED) Green Building Rating System ‘Silver’ status. LEED certification is obtained after submitting an application documenting compliance with the requirements of the rating system. The rating system addresses five major areas: Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials & Resources and Indoor Environmental Quality.
